The Veranda at ARCA South

Arca South is Ayala Land’s latest lifestyle and business district located at the old FTI property in Taguig.

A quick background on Arca South:

  • THE DEVELOPER: Arca South is a priority project of Ayala Land, the same developer behind the country’s top central business districts – Makati CBD and BGC
  • Ayala Land’s commitment:  In 2012, AyalaLand won the bid for a 7 4 – hectare state-owned asset (formerly known as Food Terminal Inc or FTI) by offering a bid worth more than double the floor price of 10.2 Billion Pesos. In the process, Ayala Land also bested 2 other prominent developers in the country:
    • Ayala Land – P 24.331 B
    • Robinsons Land Corp – P14.666 B
    • Empire East – P 11.248 B
  • The FTI is one of the last remaining parcels of land in Metro Manila, and AyalaLand has committed an additional 80 Billion Pesos for the next 5 years to see the city grow and flourish by 2019 (note that the first 5 years is just PHASE 1.)

  • Imagine Bonifacio Global City and Makati Ayala Avenue combined, but the difference is, all buildings (residential, offices, hotels, malls, and hospital) will be 1 8 floors and below only. A mid rise financial district with vast open spaces. In addition, 40% of the entire city is interconnected underground making the city highly pedestrianized.
  • This 74-hectare city is solely m asterplanned by Ayala and its subsidiaries only (no Megaworld, Robinsons, SMDC, etc.).

  • TIMETABLE: Ayala is investing 80 billion pesos to develop the first phase of this city in 5 years (2015-2019) .
  • While i t took us 10-15 years to make BGC and Makati the way it is today, but we will build Arca South all at once in the next 5 years. When the residents move in by 2018, the phase 1 of the city will already be operational.
  • This includes:
    • – 3 Ayala Malls: Transit-oriented Mall (like Market Market), Lifestyle Mall (like Greenbelt), Regional Mall (like Glorietta)
      – Seda Hotel
      – Quali Med Hospital (250-bed capacity, same quality and doctors as Medical City but 40% cheaper)
      – 9 offices
      – 3 road projects to make the city accessible:

      • direct access to Skyway making it 1 exit away to Makati
      • C5/C6 road connector to BGC, Ortigas, and North bound
      • road connector to NAIA

This means that Arca South is just 5-10 minutes away from Makati, BGC, and the airport.
